What is LeaseLlama?

LeaseLlama is simple, affordable space leasing software built for small facility operators. If you run a storage yard, parking lot, warehouse, or any other facility with leasable spaces — and you’re tired of tracking everything on spreadsheets — LeaseLlama is for you.

It handles the day-to-day work of running a space rental business: managing your spaces, onboarding renters, creating leases, collecting payments, and keeping your books straight.

Who is it for?

LeaseLlama is purpose-built for small, locally-owned facility operators managing roughly 5 to 300 spaces. Our typical customers are:

Keep track of renters

Store all your customer information in one place — contact details, leases, payment history, and signed contracts. No more digging through filing cabinets.

Check out and check in spaces

When a renter wants a space, the checkout process walks you through everything: selecting the space, setting the billing interval, collecting a deposit, and processing payment. When they leave, check-in handles prorated refunds and deposit returns.

Automate billing

Set up recurring invoices that generate automatically based on each renter’s billing schedule. LeaseLlama handles monthly, quarterly, and annual billing — and sends reminders when payments are due or overdue.

Accept payments

Connect your Stripe account to accept credit card payments online, or track cash and check payments manually. Either way, everything is recorded in one system.

Stay on top of your finances

Built-in accounting gives you a clear view of revenue, outstanding balances, security deposits, credits, and bad debt. Export anything to CSV for your accountant.

What LeaseLlama is NOT

We believe in being upfront. LeaseLlama is not:

  • An enterprise platform — We don’t serve large self-storage chains with thousands of units. We’re built for the little guys.
  • Complicated — No multi-week training required. You’ll be up and running in an afternoon.
  • Expensive — Plans start at $49/month. No hidden fees or surprise charges.
  • A gate access system — LeaseLlama manages the business side. It doesn’t control physical gates or locks (though integrations may come in the future).
