Create and manage the rental agreement renters sign when they check out a space.

How contracts work

LeaseLlama uses a single contract for your entire facility. When a renter checks out a space, they see your contract content and agree to the terms. The signed version is attached to their rental record.

Unlike other admin pages, there’s no list view — you have one contract to manage.

Setting up your contract

Replace the default placeholder text with your actual rental agreement. Fill in these fields:

What to include in your contract

A typical storage rental contract covers:

Important: Have your contract reviewed by a lawyer familiar with self-storage law in your state. Many states have specific self-storage lien acts and required disclosures.

Versioning your contract

When you make meaningful changes (new terms, policy updates, legal requirements), increment the version number and update the contract date. Existing renters keep the version they signed — new renters sign the updated version.

Use the Internal Notes field to document what changed:

Version 3 (Jan 2026):
- Added late fee schedule (section 8)
- Updated liability limits (section 5)
- Changed termination notice from 30 to 14 days

Don’t increment the version for typo fixes, reformatting, or minor wording tweaks.

Common questions

Can I have multiple contracts? Not currently — one contract covers all space types. If you need different terms for different categories, include conditional sections.

What happens to existing renters when I update? They keep whatever version they originally signed. Only new checkouts use the updated contract.

Can renters see my internal notes? No. Internal notes are visible only to administrators.

Can I download the contract as a PDF? Yes — click Download PDF to get a printable version.
